The Shore, North Vancouver, B.C.
–    New building construction.
–    To be LEED Certified.
–    4 midrise wood frame towers (5 or 6 storey) and a combined one level of underground parkade.

Remix, North Vancouver, B.C.
–    New building construction.

–    1 storey commercial (10 CRUs) with 3 storey of wood frame residential (60 units) above and 1 level of underground parkade..

Northwoods Mixed Use, District of North Vancouver, B.C.
–    New building construction.
–    Designed to Built Green Standard.
–    1 storey commercial (18 CRUs) with 3 storey wood frame residential (80 units) above and 1 level of underground parkade.
–    The suites are heated with electric baseboards.

Cascade Towers, Coquitlam, B.C.
–    New building construction.
–    2 high rise towers with 9 & 10 storey buildings and 5 levels of underground parkade with 154 units.  The buildings are stepped up a slope.
–    Penthouse suites are air conditioned through split heat pumps.  The remaining suites are heated with electric baseboards and fireplaces.

Fitsimmons Walk, Whistler, B.C.
–    New building construction.

  • High end town homes.  80 custom and 36 market housing condos with underground parkade in Whistler – Currently in construction.
  • Residences will be conditioned with furnaces with air-to-air heat pumps and backup electric heat when it’s too cold outside to run the heat pump.

River Rock Hotel, Richmond BC
–    New building construction.

  • Hotel with 194 suites with above ground parkade, back of house facilities, commercial on level 1 and bridge over road to Casino.

Tsawwassen Town Centre Mall (LEED Project), Tsawwassen, B.C.
–    New building construction.

  • New underground parkade with one level commercial with 3-levels of wood frame residential above.

Thunder Bird, Langley BC (Complete)

  • New 90 Unit 3 storey residential with underground parking.

Educational Projects Experience

Ecole Mer et Montagne (LEED Gold)
(Presently completed design charade, Preliminary LEED assessment, schematic design, and QS drawings and are now proceeding into working drawings)

Project Type:  New Elementary School, Campbell River, B.C.

Description:  The project involves HVAC, plumbing and sprinkler design for a 4 classroom elementary school addition complete with media room, gymnasium, and offices.  The system will be a fan assisted natural ventilation system using a hybrid boiler/geothermal system for heating.  Water harvesting will be done to provide water for flushing toilets and irrigation of the field.

Ecole au Coeur de L’ile (LEED Gold)
(Presently starting the design charade)

Project Type:  New Elementary School, Langley, B.C.

Description:  The project involves HVAC, plumbing and sprinkler design for a 23 classroom elementary school complete with library, gymnasium, offices and servery.

Description:  The project involves HVAC, plumbing and sprinkler design for a 23 classroom secondary school complete with library, gymnasium, labs and foods rooms.

AIMHI SPECIAL NEEDS SCHOOL
Project Type:  Renovation to existing office space, Prince George, B.C.

Description:  The project involves HVAC, plumbing and sprinkler design conversion of office space to 23 special needs classrooms.

TRINITY WESTERN UNIVERSITY MUSIC PRACTICE FACILITY
Project Type:  New University Music School, Langley, B.C.

Description:  The project involves HVAC, plumbing and sprinkler design for an 18 music  classroom university facility complete with isolation rooms.

UNIVERSITY of BRITSH COLUMBIA various projects
Project Type:  Renovations to existing University classrooms, UBC, Vancouver, B.C.

Description:  Several dozen individual projects involving HVAC, plumbing and sprinkler renovations to existing classrooms, offices, labs, and lecture halls of the University of British Columbia.

Casino Projects Experience

Maple Ridge Community Gaming Centre, Maple Ridge, B.C.

This project was designed but never constructed.
This project consisted of new construction of approximately 40,000 sq.ft.  Part of the building was a full commercial kitchen, bar and restaurant.
This building was designed with packaged rooftop units with heat recovery.

View Royal Casino, Victoria, BC.
This project consisted of a new addition of approximately 30,000 sq.ft. over 2 levels. Part of the building was a full commercial kitchen, bar and restaurant.  A parkade upgrade was also done as a separate project.
This building was designed with packaged rooftop units with heat recovery.

Squamish Casino, Squamish, BC.
This project consisted of new construction of approximately 25,000 sq.ft. over 2 levels. Part of the building was a full commercial kitchen, bar and restaurant.
This building was designed with packaged rooftop units with heat recovery.

Hastings Race Course Renovation, Vancouver, BC.
This project consisted of a renovation to approximately 40,000 sq.ft. to accommodate slot machines and a new gaming floor.
The mechanical work included installing a new chiller and associated chilled water piping to new and existing equipment.  Ductwork modifications to accommodate the new areas complete with full distribution.

River Rock Parkade and Hotel Expansion, Richmond, BC.
This project consisted of 23,000 sq.ft. of retail, ~600,000 sq.ft. of parkade over 7 stories and ~100,000 sq.ft. of hotel over 6 stories.
This retail/hotel was designed with a central chiller and distributed fancoils.

Lab Projects Experience

GENERAL
Labs, clean rooms and dental offices and Hospital Medical Gas (Daryl, Rob, Marc, Martin, Richard and Mike):
Several of our in office staff have in depth experience in various labs, clean rooms and dental office designs for both new and retrofit construction.  This experience includes both plumbing and HVAC design and specifications.

RIDGE MEADOWS HOSPITAL
PROJECT TYPE: Renovations, Non combustible construction.

PROFILE: New fume hood exhaust for pharmacy, with routing of ducting to roof exhaust fan and duct stack coordinated with prevailing wind, building openings and adjacent structures.  Revised washroom.

CFIA (Canadian Food Inspection Agency)
PROJECT DESCRIPTION:   The project consists of sprinkler performance specifications, plumbing and HVAC of approximately 3,500 sq. ft. of office, labs, and auxiliary spaces.

SGS
PROJECT DESCRIPTION:   The project consists of renovating area “Room 1″ at approximately 880 square feet, and area “Room 2″ at approximately 480 square feet to accommodate a new laboratory layout.  The existing space was previously used as a laboratory.

CFK Inc.
PROJECT DESCRIPTION:   The project is an industrial facility consisting of plumbing and HVAC of the new construction for the above project.  The main floor area is approximately 53000 sq. ft.  which consists of a mezzanine, chemical room, Lab/Fume Hood area, MCC room, transformer room, product warehouse, storage areas, office and lunch room.

CANTEST – Beta Avenue:
PROJECT DESCRIPTION:  The project consisted of renovating approximately 15,000 sq. ft. of existing manufacturing area of the building into lab facilities. The work included dedicated acid waste drainage system, acid neutralization tank for the lab facilities, Phoenix air valves for the supply and exhaust air systems, manifold exhaust air systems for (1) general fume hoods (2) acid handling fume hoods and (3) equipment venting. The acid handling fume hood system also included an air scrubber for the entire system and HEPA filters on selected fume hoods. Piping distribution systems included argon, nitrogen, dry oil free air, zero air and vacuum.

CANTEST – Brockton:
PROJECT DESCRIPTION:  The project consisted of renovating approximately 15,000 sq. ft. of existing warehouse area of the building into lab facilities. The work includes local acid neutralization under each lab sink, individual exhaust fans for fume hoods with stack extensions, temperature controlled (± 1° C)cold rooms for aquaculture and temperature controlled (± 1° C) lab experiment rooms. Piping distribution systems included nitrogen, dry oil free air and vacuum.

VRB Power systems – Richmond, BC
PROJECT DESCRIPTION:  The project consisted of a small lab area with sink and fume hood, and second floor offices with several new washrooms and a lunch room.  The work included complete plumbing to lab sinks (with coordination with GVRD for discharge procedures) and fume hood exhaust systems.

ALS Laboratory group – North Vancouver, BC
PROJECT DESCRIPTION:  The project consisted of 3500 sq ft main floor office space and 12,000 sq ft of lab/testing area.  The work included compressed air piping, plenum area dust control and exterior chlorine monitoring.

Protec Dental laboratories – Vancouver, BC
PROJECT DESCRIPTION:  The project consisted of 3,900 sq ft of office space, including shipping/receiving, and 9,600 sq ft of laboratory area.  The work included specialty plumbing for lab areas c/w plaster traps and custom collection trays for slurry, eye wash stations, lab gas distribution, compressed air distribution, cabinet and lab equipment heat/fume extraction, cast room exhaust, high velocity exhaust for lab bench stations and positive/negative pressure control design or lab areas.

University of British Columbia – Vancouver, BC

We have been involved in several lab related projects at UBC, including renovations, additions, feasibility studies, energy analysis and due diligence reports.

Commercial Office Building Experience

HSBC Office Interior Fitout, Burnaby (In Construction)
–    Office LEED TI fit out in new existing LEED building.

  • 4 storey 160,000 sq. ft. Bldg with underground parking.
  • 4-Pipe fan coil system with heat recovery on ventilation system, and TI added heat recovery off computer room and chilled water return for domestic water and building heat.
  • Full commercial kitchen and cafeteria on ground floor.

Corrections Canada Office Building, Abbotsford, BC (Completed 2012)
–    New office building construction complete with tenant fit out design.

  • 3 storey 60,000 sq. ft. Bldg (2 storey office with retail on the main floor)

Corix Office Building, Surrey, BC (Completed 2012)
–    New fabrication, distribution and office building complete with tenant fit out design.
–    Unique building shape with 2 floors of office, flex space, warehouse and fabrication.
–    Geothermal with distributed heat pumps, designed as a showcase mechanical system and for energy monitoring.

  • Central heat pumps producing chilled and hot water to a 4-pipe fan coil system.  System changed to Heat Pump during cost savings.

Jeske Office Bldg, Langley, BC (Completed 2006)
–    New Medical building construction complete with all multi-tenant fit out design.

  • 2 storey 38,000 sq. ft. production and 24,000 sq.ft. of 2-storey office.
  • Geothermal ground wells to Central heat pumps producing chilled and hot water to a 4-pipe fan coil system, as well as a cooling tower for additional heat rejection required.

The project involved approximately 130,000 sq.ft. of interior fit-out office space on the ground to 5th floors of 4200 Canada Way, Burnaby, BC.   The majority of the ground floor was a commercial kitchen and cafeteria with no allowance in base building for domestic hot water plant, commercial kitchen grease interceptor, make up air, kitchen grease exhaust, several large kitchen hoods and canopies.

The project consists of the Addition of three retail pad buildings to an existing site.

The project consists of a 5 new multiple CRU retail buildings, and a new 2 storey building with Retail on the ground floor and Office on the second.

Metral Drive Retail Centre, Nanaimo, B.C.  (~37,000 sq. ft. Retail)
The project consists of a 16,000 sq. ft. full fit out Marks Work warehouse (Bldg A),  a commercial shell building of 1,200 sq. ft. (Bldg A1), a commercial shell building of 3,800 sq. ft. (Bldg B), and a commercial shell buildings of 11,000 sq. ft. (Bldg C & D)

Duncan Village Mall, Duncan, B.C.  (~61,000 sq. ft. Retail)
The project consists of a 27,000 sq. ft. & 3,000 sq.ft.mezz. shell for London Drugs (Bldg B), 3 Commercial shell buildings of 18,800 sq. ft. (Bldg C1, C2 & C3), a commercial shell building of 6,850 sq. ft. (Bldg D), and a commercial shell building of 5,375 sq. ft. (Bldg E)

Duncan Mall Expansion, Duncan, B.C.  (~82,000 sq. ft. Retail)
The project consists of 3 Pad buildings totaling approximately 15,000 sq. ft.. an expansion with multiple CRUs totaling approximately 40,000 sq. ft. and a renovation totaling approximately 27,000 sq. ft.

Como Lake Village, Coquitlam, B.C. (~51,000 sq. ft. Retail)
The project consists of a 25,100 sq. ft. shell for a food store (CRU A), a 17,000 sq. ft. shell for a drug store (CRU B), a commercial shell building of 1,875 sq. ft. (Bldg C) and a stand alone pad commercial shell building of 6,650 sq. ft. (Bldg G).

Polson Mall Expansion/Renovation, Vernon, B.C.  (~56,000 sq. ft. Retail)
The project consists of three shell buildings of 13,000 sq. ft and a renovation to the existing mall of approximately 42, 700 sq. ft.

Anderson Crossing, Vernon, B.C.  (~40,000 sq. ft. Retail)
The project consists of a commercial shell building of 19,923 sq. ft. (CRU A), a commercial shell building of 5,780 sq. ft.(CRU B1-B4), a commercial shell building of 5,504 sq. ft.(CRU C), a commercial shell building of 4,500 sq. ft.(CRU D), and a commercial shell building of 5,000 sq. ft. (CRU E1-E3).

Industrial / Office Warehouse

Bycar Engineering has designed over 200 office-warehouse buildings for Beedie Construction.  Building sizes have ranged from 30,000 to 500,000 sq. ft. with various tenant uses.
Buildings were constructed in both British Columbia and Alberta.

Texcan (~75,000 sq. ft. Warehouse and office space)
The project consists of a 30,000 sq ft. warehouse and 2 storey office space.  Specialized dust extraction systems were designed for the warehouse space.

Fedex (~153,700 sq. ft. Warehouse and office space)
The project consists of 146,000 sq. ft. of distribution warehouse space, 1,200 sq. ft. of Guard house and approximately 6,500 sq. ft. of office space.

CPC Canada (~47,000 sq. ft. Warehouse and office space)
The project consists of a 47,000 sq. ft. of 2 storey sortation and office space.  Heat recovery rooftop units were utilized.

Westshore (~80,000 sq. ft. Warehouse and office space)
The project consists of a 45,000 sq. ft. of office space and 35,000 sq. ft. of shop/warehouse/services space.  Building is serviced via distributed heat pump system.

Corix (~75,000 sq. ft. Warehouse and office space)
The project consists of a 75,000 sq. ft. of full fit out warehouse space, flex space and office areas.  Building is used for storage/distribution and fabrication of piping, tanks and other components.  Building utilizes a geothermal system with distributed heat pumps, designed to showcase mechanical system and for energy monitoring.  Shop area includes make up air and specialized welding exhaust.
